Sealcoating: Commercial sealcoating every 2 to 3 years protects the surface from UV damage and water infiltration. In Richmond’s humid climate, that barrier matters more than it does in drier regions. It’s basic preventive maintenance that pays off in reduced long-term costs.

Built for Richmond Conditions

Richmond pavement faces a different set of challenges than lots in drier climates. We design every project around what your asphalt actually has to deal with.

Humid subtropical climate. Summer dew points climb into the 70s and stay there for months. That constant moisture accelerates oxidation and shortens the life of unsealed asphalt. Sealcoat timing and material selection matter more here than they would in Denver or Phoenix.

Clay-heavy soils. Most of Central Virginia sits on red and brown clay that drains slowly. A parking lot built without proper base prep on this kind of soil will develop drainage problems within a few years. We plan for it.

Freeze-thaw cycles. Winters in Richmond are mild compared to the Midwest, but we still see 30 to 50 freeze-thaw events a year. Any water that gets into a crack in November will spend the winter expanding and contracting. Crack sealing in the fall stops that cycle before it costs you.

Heavy summer rain. Richmond averages 44 inches of rain a year, with the heaviest months running from May through September. Drainage isn’t optional. We assess it on every project.

Scheduling That Respects Business Hours

Retail properties usually need work done early morning or overnight to avoid disrupting customer traffic. Office parks often have more flexibility during business hours but need evening work for high-turnover visitor lots. Apartment complexes require advance notice and clear communication with residents.
