How often should sealant be reapplied?
We recommend that you seal a new asphalt driveway one year after it was paved. And, then sealing one year after that.
After these two initial seal coating jobs, we recommend that you then just watch the asphalt on your new driveway. It will eventually start getting lighter in color (grey or white). The lighter in color it gets the more dried out your asphalt is. The more it gets dried out it, the more weak and brittle it becomes.
But under normal circumstances residential sealant should last 3 to 4 years if sprayed on, and if applied by brush should last 4 to 5 years.
