How Seal Coating Works
There are different forms of asphalt sealant material, but all will create a barrier between your asphalt base and the outer elements that cause wear and tear. The protective barrier of asphalt sealant prevents water infiltration, damage from winter salt and oil spills, and the drying effects of harsh UV rays. Sealant is a long-lasting protectant for asphalt and blacktop surfaces.

How often should sealant be reapplied?
We recommend you seal your new asphalt driveway, parking lot, or other asphalt surfaces one year after it is paved. And, then sealing the paved surface one year after that.
After these two initial seal coating jobs, we recommend that you then just watch the color of your blacktop. It will eventually start getting lighter in color (grey or white). The lighter in color it gets the more dried out your blacktop is. The more it gets dried out it, the more weak and brittle it becomes.
