Blacktop Sealcoating Services

Blacktop Maintenance Contractor in Richmond, VA

Residential and Commercial Blacktop Sealing

RVA Asphalt Sealcoating is a premier asphalt and blacktop sealcoating contractor in Richmond, VA. Blacktop is a resilient, shiny surface perfect for low-traffic areas such as private roads and walkways. It has more stone mixed into the bitumen than asphalt, and is heated than a higher temperature. Just like asphalt, it benefits greatly from sealcoating. The sealer preserves your blacktop pavement and extends its life by being a protective barrier. The seal coat prevents damage from chemical spills and water infiltration. It also prevents blacktop from becoming dried out from harsh UV rays.

Prioritizing Every Job

At every job site, the first thing that our experienced and professional team does is let you know they are here and ready to begin. This gives you a chance to move any parked cars and discuss last minute questions.

We prepare the job site – sweeping and cleaning the asphalt surface, trimming back overhanging landscaping, and making sure asphalt sealer won’t get on anything it shouldn’t. Then, we fill cracks with high quality, durable crack sealer before completing a high-quality seal coating job.

After sealing, we ribbon off your blacktop so no one accidentally drives or walks on the surface until it is dry. Finally, we make sure to let you know we have completed the job. We prioritize great customer service.

The Sealcoating Process

Walkway, road, and driveway maintenance is important to ensure your blacktop surfaces last long and hold up well to everyday wear and tear.

Every one of our sealcoating jobs first begins with an inspection to see if any asphalt repair is necessary. If they are, the patching and asphalt repair is completed first.

Next, any crack repair necessary is completed with durable, flexible crack filler.

Finally the protective sealcoat is applied, and your blacktop surface is ready to withstand anything for another 3-5 years.

If your blacktop asphalt surface needs line striping or other pavement marking after sealcoating, we will complete it with high-quality, bright striping paint. Call us for a free quote today!

How Seal Coating Works

There are different forms of asphalt sealant material, but all will create a barrier between your asphalt base and the outer elements that cause wear and tear. The protective barrier of asphalt sealant prevents water infiltration, damage from winter salt and oil spills, and the drying effects of harsh UV rays. Sealant is a long-lasting protectant for asphalt and blacktop surfaces.

Benefits of Blacktop Sealcoating and Asphalt Maintenance

Protection from UV Rays

Shields asphalt against the drying action of the sun and ultraviolet rays.

Water Infiltration

Protects against the number one pavement-destroying force: water.

Chemical Spills

Resists damage caused by gasoline, oil, winter salt and spills.

Protective Barrier

Seal coat bonds firmly to the surface to provide an even-textured, durable barrier.

Boosts Curb Appeal

Restores that rich, black look of new pavement to existing asphalt.

Crack-Filling

Filling surface cracks with a durable flexible material like we use will prevent future costly repairs.

How often should sealant be reapplied?

We recommend you seal your new asphalt driveway, parking lot, or other asphalt surfaces one year after it is paved. And, then sealing the paved surface one year after that.

After these two initial seal coating jobs, we recommend that you then just watch the color of your blacktop. It will eventually start getting lighter in color (grey or white). The lighter in color it gets the more dried out your blacktop is. The more it gets dried out it, the more weak and brittle it becomes.
