How Often Do We Recommend Sealing?

Under normal circumstances, on well-maintained residential asphalt, seal coat should last 3 to 4 years if sprayed on, and if applied by brush it should last 4 to 5 years.

Which Type of Seal Coat is Best?

As far as which type of sealer is better – oil or emulsion based – if they are applied correctly, both are good products and each have their advantages and disadvantages.

However, it is very important that once you seal with oil-based or emulsion-based to stick with that sealer every time.

Do We Offer Crack Filling?

Yes we do! This is an important step to preventing water infiltration. Our crack filler is fortified with acrylic rubber for a strong bond with maximum flexibility. It also meets or exceeds all ASTM standards.

Which Sealcoat Do We Use?

Our contractors use coal tar emulsion based sealer. It provides up to 50% greater wear than non-fortified sealers, making it ideal for high-traffic areas. It also meets and exceeds rigorous FAA requirements for airport pavements and meets government and ASTM specifications.

In the fall, as temperatures drop, we switch to a high-quality oil-based sealer.
